H&R REAL ESTATE INVESTMENT TRUST $10 is a buy. The REIT (Toronto symbol HR.UN; Cyclical-Growth Dividend Payer Portfolio, Manufacturing sector; Units outstanding: 262.6 million; Market cap: $2.6 billion; Distribution yield: 6.0%; Dividend Sustainability Rating: Average; www.hr-reit.com) has 374 residential, industrial, office and retail properties in Canada and the U.S. Its occupancy rate is a solid 95.5%. H&R last increased your monthly distribution by 11.1% with the January 2023 payment. The annual rate of $0.60 a unit currently yields 6.0%.Thanks to the sale of non-core properties, it also paid a special distribution of $0.72 a unit ($0.60 in units and $0.12 in cash) on January 15, 2025. In the fourth quarter of 2024, revenue fell 1.7%, to $202.4 million from $205.9 million a year earlier due to property sales. Cash flow also dipped 0.3%, to $0.298 a unit (or $83.4 million) from $0.299 (or $83.7 million). The units trade at a low 8.5 times the REIT’s likely 2025 cash flow of $1.18 a unit.
