“Buy land, they aren’t making it anymore” —U.S. author/humourist Samuel Langhorne Clemens (1835-1910), who is more widely known by his pen name, Mark Twain. We think real estate investment trust Gladstone Land lets you profit from owning U.S. farmland in two key ways: Steadily rising rents for its agricultural lands continue to spur distributions for investors; plus, investors benefit from the long-term value appreciation of that land. The fundamentals of owning farmland are strong as land available to farmers shrinks and population increases spur food prices. Gladstone’s shares dropped to under $10 on the outbreak of COVID-19 and the March 2020 hit to stock markets. That represents a 30% price drop from before the pandemic. Since then, however, the shares have jumped to new highs, trading at today’s price of $24.21. Even so, we feel the REIT will move even higher.
